清初以來,寺屢經興廢。雍正年間,住持孚庵,因寺院田產案勝訴,維護了靜安寺的'田產,并勒石記其事。乾隆六年(1741)禮部侍郎麥煥捐款重修大殿。乾隆四十三年(1778)歙人孫思望倡議集資重修殿宇。上海道(長白)盛保又修建寺前涌泉亭,并于寺東建報恩院供僧眾居住。寺僧大海,曾將寺內被火焚余的宋代銀杏樹干,雕成十八尊羅漢及一尊韋馱像于寺內供奉。咸豐同治之際,靜安寺毀于太平天國戰(zhàn)火,唯余一座大殿。住持鶴峰在縉紳李朝觀、姚曦、浙江富商胡雪巖等資助下,于光緒六年(1880)重建靜安寺,翌年四月初八寺宇落成,按佛教儀軌舉行隆重的浴佛節(jié),四眾云集,車水馬龍,商賈輻,蔚為奇觀。自此形成有名的一年一度靜安寺廟會,“三月三到龍華(看桃花),四月八到靜安(逛廟會)”遂成為滬上民諺民俗。光緒九年(1883)由李朝觀作記、住持鶴峰勒碑,《重建靜安寺記》碑文今仍保存于大雄寶殿前壁。
光緒二十年(1894)住持正生于大殿左右兩側增建兩座樓房,再次修葺全寺,使靜安寺恢復舊觀。光緒三十年(1904)在上海南翔建“靜安南翔塔院”一座,將靜安寺歷代祖師靈骨遷葬該院,并建祖師祠,供歷代祖師牌位。塔院旁建有僧舍,派專人管理。直到民國年間,尚有七十三間房屋,土地六十四畝。
1930-1940年,志法、志汶先后出任住持,任內無所建樹,而寺產糾紛興訟不斷,留下許多后患。1941年,德悟法師繼任住持,革弊圖新,轉向佛學教育,注重佛學研究,曾舉辦數十次佛學講座,分別禮請應慈、圓瑛、芝峰、丁福保、趙樸初、蔣竹莊等高僧、大德主講,同時成立靜安寺護法會,會同監(jiān)院密迦整頓寺務,寺風頓有起色。
抗戰(zhàn)勝利后,在住持德悟、監(jiān)院密迦主持下,在原山門之東,另建一座仿唐新山門,由鄧散木(鐵翁)題額“靜安古寺”。并在新山門前、“天下第六泉”井欄一側,豎立一座古印度阿育王式梵幢,成為靜安寺標志。工程竣工后,又逢四月初八日佛誕及靜安佛學院開學,在揭幕典禮上,太虛大師以三喜臨門,親自主持剪彩,拈香禮佛,歡喜贊嘆。與會僧俗逾萬人,成為當時滬上佛界一大盛事。
在此期間,靜安寺還于寺后門向華山路,創(chuàng)辦靜安小學。于南翔建立靜安農村實驗學校。該校由持松、白圣、趙樸初、毛效同、顧恒(暨南大學農學教授)五人任董事,由大同法師主持教務。兩校經費均同靜安寺負擔。

1947年春,住持德悟、監(jiān)院密迦委托周孝廉、奚亞夫二律師,聯名致函上海市佛教會,主動提出愿將靜安寺由子孫剃度制改為十方叢林選賢制。請市佛教會主持推賢選能繼任靜安寺方丈。同時,靜安寺會體僧眾也贊同德悟、密迦這一建議,亦函呈上海市佛教會請求改制選賢。于是,上海市佛教會尊重住持德悟法師及全寺僧眾愿望,于是年農歷三月二十九日,召集諸山長老、護法居士及全寺僧眾,舉行會議,一致決定該寺改為永久十方叢林,并公推持松法師為改制后首任住持,兼任靜安佛學院院長。持松法師接任時,提出四項要求:“一、靜安寺既定為十方叢林,今后住持選舉,應由佛教會會同本市諸山代表及本寺兩序大眾公推,以示大公而杜流弊。二、靜安寺應作為佛教文化事業(yè)中心,逐漸減少酬應,以期成為純粹弘法之道場。三、寺內經濟應行公開,盡力所及,舉辦佛教慈善公益事業(yè),以符佛陀救世利生之旨。四、本人潛心內學,不善外緣,重違大眾囑托,除寺內行政大計如需本人主持外,其余事務,概由監(jiān)院領導諸執(zhí)事分別負責。所有瑣務應酬,幸勿相累?!鲍@得與會者一致通過。持松法師擔任住持后,任命白圣為監(jiān)院,四項規(guī)約,得以實施,寺務大有進展。
